This project transforms a 10,000-square-foot industrial building in Downtown Lubbock into 7,000 square feet of office space with a 3,000-square-foot outdoor working courtyard.
The redesign replaces the fully paved frontage with a more pedestrian-friendly edge. Head-in parking is converted to parallel parking, and permeable pavers support new street trees while improving stormwater management. Curb cuts direct runoff into native bioswales, and a cistern near the entry captures roof runoff that is recirculated through the courtyard fountain.
Linear paving connects the street to both the office and courtyard, which can open to the public during events such as the Lubbock Art Trail. The courtyard serves as the outdoor hub for the office, offering flexible seating, raised board-form concrete seat walls, and accessible power connections. A long linear fountain provides cooling and the gentle sound of flowing water, while shade trees and a partial roof create a comfortable environment. The courtyard can be fully enclosed for safety and wind protection, and parking along the back alley accommodates food trucks for special events.
This approach illustrates how careful design can elevate the everyday work experience while supporting community use and sustainable strategies.
